What is the Role of a Real Estate Agent?
A licensed real estate agent acts as the key facilitator between buyers and sellers of property. A successful agent becomes the expert on the property and the terms of each transaction. To be most effective, the real estate agent must choose a specific product type and region. For example, one agent may specialize in apartments in the Santa Monica area. Another may choose to be an office agent in downtown Los Angeles. Once focus has been narrowed, the due diligence begins. To maximize success, agents work tirelessly to identify all property owners in their territory. The goal is to meet the owners and seek out motivated buyers and sellers to act as their exclusive representative. The agent has a fiduciary duty to represent his or her client in a fair and professional manner. Once an agent secures a listing -- in addition to acting as a salesperson and consultant -- the agent will be the chief researcher, negotiator, marketer, strategist and administrator until the project has been bought or sold.

Compensation
The agent earns a commission upon the close of each transaction. There is no cap on the number of clients an agent can represent and therefore no limit on what that agent can earn.
